PLA x UKREiiF: The unintended consequences of the Renters’ Rights Bill

The Renters’ Rights Bill is a radical new piece of legislation that’s rapidly making its way through Parliament. While the Bill may have the best of intentions at heart – i.e. protecting renters from a minority of unscrupulous landlords – its ramifications will be felt across the housing market.
Without careful consideration and consultation, is the Bill – expected to become law later this year – in danger of creating unintended undesirable consequences for tenants, landlords and investors alike?
The proposed abolition of Section 21 and so called ‘no-fault’ evictions could lead to an increased burden on our already creaking court system. Meanwhile, concerned about how the changes will affect their ability to manage and recover their properties, investors may turn away from housing, damaging the market and reducing the available housing stock and driving up rents – the exact opposite of what the Bill intends to achieve.

The session will begin with a Barrister briefing on all the latest factual developments surrounding the Bill, before we hear from a range of voices who’ll be affected by the changes.
